The Role
We are currently searching for a Manager, Leasing, reporting to the Director, Real Estate & Construction. This vacancy is a full-time, permanent opportunity. The Manager, Leasing, leads all leasing activities and oversees the full lifecycle for the organization’s retail, logistics, and corporate real estate portfolio. This role ensures that all lease agreements, renewals, terminations, and amendments are strategically negotiated, accurately documented, and fully compliant with legal and financial requirements. The Manager acts as the primary liaison with landlords, legal counsel, and internal stakeholders, ensuring timely execution of lease obligations and optimizing occupancy costs. By providing strategic insights, portfolio analysis, and strong operational oversight, this position supports long term real estate planning and drives value across the organization.
Location
Our Corporate Office is located in Bolton, ON. This is a field-based role with visits to the office on an as-needed basis.
What You'll Be Doing
- Lead end‑to‑end lease negotiations including new locations, renewals, expansions, relocations, and terminations to optimize portfolio value and support long‑term network growth
- Conduct market research, financial modeling, and scenario analysis to inform strategic real estate decisions and business recommendations
- Partner closely with external legal counsel to review and refine lease terms, ensuring alignment with corporate standards and risk‑mitigation practices
- Build and execute leasing strategies that optimize occupancy costs and align with enterprise real estate and network plans
- Maintain strong relationships with landlords, brokers, and key external partners to support effective negotiations and market intelligence
- Oversee the full lifecycle of lease documentation, ensuring accuracy, compliance, and timely execution across the portfolio
- Manage critical lease dates, financial obligations, and rent processes including escalations, reconciliations, and adherence to contract terms
- Ensure data integrity within the lease database and maintain audit‑ready documentation in partnership with Finance and Legal
- Prepare portfolio dashboards, executive summaries, and occupancy cost reporting to support strategic planning and senior leadership decisions
- Analyze landlord billings, operating cost statements, and budgeting inputs to identify cost‑saving opportunities and strengthen financial performance
- Perform other related duties and projects as assigned
Who You Are - Your Knowledge, Skills & Experience
Education
- Post secondary education in Business Administration, Real Estate, Finance, or a related field
- Professional certifications such as Real Property Administrator (RPA), Certified Leasing Specialist (CLS), or FMA are strong assets
- Valid drivers license with access to a vehicle required
Experience
- 8+ years of progressive experience in commercial leasing, lease administration, or corporate real estate
- 3-5 years of managerial and leadership experience
- Demonstrated experience negotiating commercial leases, renewals, and amendments
- Experience managing a multi site retail or logistics real estate portfolio
- Demonstrated experience with SAP or similar ERP systems and lease administration systems/databases (e.g., Prolease/MRI Software)
Skills
- Familiarity with legal terminology and lease clauses
- Strong understanding of commercial leasing principles, lease accounting concepts, and real estate compliance requirements
- Proficiency in MS Office products, Word and PowerPoint, advanced Excel skills
- Strong financial acumen, with proven capability in financial modeling, budgets, rent/lease analysis, and portfolio reporting
- Excellent negotiation skills with the ability to secure favourable lease terms
- Strong communication and interpersonal skills to build and maintain relationships with landlords, third-party tenants, legal counsel, and various stakeholders
- Highly organized, with the ability to manage multiple priorities in a fast paced environment
- Detail‑oriented with strong analytical and problem‑solving skills, including the ability to interpret complex lease language
Compensation
The hiring range for this position is $83,000-$103,700 CAD per year. The final agreed upon salary may vary based on factors such as job-related knowledge, skills and experience.
